So professional, honest, and so encouraging.
During our home search, I drove past a house I really liked, so I contacted the listing agent directly for more information. The home was already under contract and had features that would not have worked for us anyway, but the response I received from the agent, Jacinto Hausinger, was phenomenal! He listened to what we were looking for and then spent time creating a search for homes we might like. We told him that we already had an agent, but he said he felt compelled to help us in our search, even if we didn't use him. While I wanted to switch to this new agent, my husband thought it would be more professional to maintain our current relationship with our agent. What a disaster! We listened to our agent instead of our instincts and we bought a home that was not right for us at all. Everything in the purchasing transaction was a mess from contract to closing. We even ended up in court with the former homeowner for misrepresentation. One year later we were back looking for the right house and we needed a new agent to sell our home and find us what we really wanted for the long-term. I remembered Jacinto Hausinger and his amazing follow up. True to our first interaction, patient Jacinto sent us home after home to view, and he took us from one possibility to the next. We really put him to the test! He talked us off the ledge many times and he gently steered us back to following our instincts. He was amazing! So professional, honest, and so encouraging. For example, not only did Jacinto continue to negotiate on our dream home for many months to get us our dreams on our budget, he then turned around and sold our home in the foreclosure-filled market in under 2 months and brought them both to closing in the same week! It sure seems like Jacinto makes friends everywhere he goes because he has contacts for everything - from staging help to mortgage resources, I would ask if he knew anyone and he would give me multiple resources. Wherever I mentioned Jacinto's name it seemed we either got a little better treatment, or a discount in price. Jacinto truly is our dream maker. I have moved 11 times in 13 years and have bought and sold 5 homes during that time. Never has the process been as smooth as when Jacinto helped us. Finally, I can say that I live in the home where I will raise my children and then eventually retire, and it truly would not have been possible without Jacinto taking charge, smoothly handling each transaction, and delivering us to closing on both homes exactly as promised. Jacinto's passion for his business is what brings people home. I can say with confidence that not only would I choose Jacinto Hausinger to represent us again and again as an agent, I would choose him for a life-long friend.

Closing or Settlement >Walk Through Woes
Buyers can be a little cranky on closing day if things go wrong during the walk-through inspection. For example, the sellers' dependable old dishwasher might stop midway through its cycle and the bathroom sink might clog unexpectedly. These situations can create anxiety for the buyers and sellers, but such problems are quite common and usually simple to resolve.
Most purchase agreements require that the major mechanical systems and the appliances being conveyed are in working order at the time of the closing. Defects are often discovered during the structural inspection, allowing the sellers plenty of time to have the repairs made. Occasionally there are last-minute breakdowns or defects that are not spotted until the walk-through inspection. In that case, an agreement can be made with the sellers at the closing to escrow funds for the repair or replacement of the items in question.
